Caveat

Conveyancing

Due Diligence
The comprehensive investigation and verification process carried out before purchasing land to confirm ownership, legality, and risk.
Encumbrance
Any registered charge, lien, restriction, or claim against a land title that may affect the owner's ability to sell or transfer.
Gazette Notice
An official announcement published in the Kenya Gazette by the government, often concerning land acquisition, revocation, or change of use.
Green Card
An older-style land ownership certificate used in Kenya, typically issued for agricultural land outside major urban centres.
Interest Reference Number (IR)
A unique identifier assigned to leasehold land parcels in Kenya, distinguishing them from freehold LR numbers.
Land Reference Number (LR)
A unique identifier assigned to freehold land parcels in Kenya under the Registration of Titles Act.
Parcel Number
A general identifier for a specific piece of land, which may take the form of an LR number, IR number, title number, or block/plot reference.
Registration Section
An administrative geographical area used by the Kenya Land Registry to organise and categorise registered land parcels.
Title Deed
