Interest Reference Number (IR)

A unique identifier assigned to leasehold land parcels in Kenya, distinguishing them from freehold LR numbers.

Also known as: IR Number, IR No., Interest Reference
identifiers

An Interest Reference (IR) number identifies leasehold land in Kenya. Unlike freehold land (which uses LR numbers), leasehold land is granted for a fixed term, typically 99 years, after which it reverts to the government unless renewed.

Format

IR numbers follow a similar pattern to LR numbers: IR No. [number] or IR [number]/[number]

Key Differences from LR Numbers

  • IR numbers apply to leasehold titles, LR numbers to freehold
  • Leasehold land has an expiry date that must be checked during verification
  • Some parcels have been converted from leasehold to freehold and may have both identifiers in their history

Litmus recognises both LR and IR patterns when searching court records and gazette notices.
