Buying Land in Vihiga and Kakamega: The Western Kenya Tea and Sugar Zone
Vihiga County is one of Kenya's most densely populated counties, with small agricultural holdings and active land subdivision. Kakamega County to the north and east encompasses the Kakamega Forest and part of the Mumias sugar belt.
The Registries
Vihiga Land Registry: Vihiga town. Covers Vihiga County.
Kakamega Land Registry: Kakamega town. Covers Kakamega County.
Neither registry is covered by Ardhisasa.
Vihiga: High Density, Small Holdings
Vihiga's extremely high population density means most parcels are very small — often fractions of an acre. This has specific implications:
LCB subdivision minimums. The LCB may refuse consent for further subdivision below a minimum viable agricultural size.
Complex family claims. In areas where multiple generations have farmed the same land, informal boundary arrangements between siblings and cousins can create competing claims that are not visible in the formal title.
Succession dynamics. With small parcels and many heirs, succession disputes are common.
Kakamega Forest and Environs
Kakamega County hosts the Kakamega Forest — a remnant of West African rainforest and Kenya's largest forest. Land near the forest has specific restrictions:
The forest is managed by KFS and NEMA. No development within the forest reserve. Adjacent land may have buffer zone restrictions.
Before buying any land in the Kakamega/Shinyalu area near the forest, confirm the parcel's distance from the forest boundary and any NEMA designations.
The Mumias Sugar Zone
Parts of Kakamega County fall within the Mumias Sugar Company catchment. Similar to Bungoma, some farms have cane supply agreements that may travel with the land.
Agricultural Land and LCB
All rural Vihiga and Kakamega land is agricultural. LCB consent is mandatory.
Practical Due Diligence
Commission a Litmus full field verification. The field visit in high-density areas is particularly important to confirm:
Physical occupation and who is farming. Boundary beacons in areas where boundaries between small adjacent parcels may be unclear. Any family members appearing to have competing occupation claims.
