The Bungoma Land Registry is in Bungoma town. It covers all county sub-counties.
Bungoma is not covered by Ardhisasa. Physical searches require attendance at the Bungoma registry.
Mumias Sugar Zone and Factory Connections
The Mumias Sugar Company area (parts of Kakamega and Bungoma counties) has specific land dynamics tied to sugar cane farming contracts. Some farms have cane delivery contracts that travel with the land, creating obligations for buyers about what crop they must grow and where they must sell.
Before buying land in the sugar belt:
Confirm whether the land has an active cane supply agreement with Mumias or another sugar company. Understand what obligations the supply agreement creates. Confirm whether the supply agreement travels with the land or terminates on sale.
Agricultural Land and LCB Consent
All rural Bungoma land is agricultural. LCB consent is mandatory for every transaction.
Former Settlement Schemes
Parts of Bungoma County were subject to post-independence settlement schemes that redistributed large farms. Some titles in these areas trace back to government allocation letters or scheme allocation documents rather than straightforward market transactions.
For any parcel with a title that originates from a settlement scheme, the adjudication records and the scheme allocation documentation should be in the registry file.
Proximity to the Uganda Border
Bungoma's border with Uganda creates some specific land dynamics:
Cross-border trade and activity is significant. Land near border crossings may have commercial value that is not reflected in standard agricultural valuation. Some land near the border may have complex ownership claims related to communities that span the border.
