Buying Land in Kwale Inland: The Shimba Hills and Agricultural Zone Guide

Kwale County is known internationally for Diani Beach, but the county extends far inland, encompassing the Shimba Hills (a national reserve), fertile agricultural land in Kinango and Matuga sub-counties, and the county headquarters of Kwale town.

Inland Kwale offers a different proposition from the beach premium: agricultural land at accessible prices, with specific due diligence requirements.


The Shimba Hills National Reserve

The Shimba Hills National Reserve is a significant protected area in western Kwale. Land adjacent to the reserve has specific considerations:

KWS manages the reserve boundary. Development restrictions apply to land in the buffer zone. Wildlife movement across the border between private and reserve land is documented.

Before buying any land near the Shimba Hills, confirm the parcel's distance from the reserve boundary and any KWS or NEMA designations.


Agricultural Land in Inland Kwale

Kwale's inland areas produce cashew nuts, mangoes, cassava, and some export horticulture. The land is fertile in some sub-counties but dry in others.

Agricultural land requires LCB consent for all transactions.


Community Land Dynamics

Kwale County has significant Mijikenda community land, particularly in the Kinango and Msambweni areas. Confirm the parcel has formal individual registration before proceeding with any purchase.


Coastal Strip Heritage (At Some Distances Inland)

The historical coastal strip/heritage title complexity extends some distance inland in coastal Kenya counties. For any Kwale parcel — even inland parcels — confirm the title type and original registration basis. Some inland Kwale land may still carry coastal-strip legacy title formats.


The Kwale Land Registry

All Kwale County registrations are at the Kwale Land Registry in Kwale town. Kwale is not covered by Ardhisasa.


Practical Due Diligence for Inland Kwale
