Buying Land in Bomet County: South Rift Tea and Agricultural Guide

Bomet County sits in Kenya's South Rift Valley, bordering the Maasai Mara game reserve to the south and the tea-producing areas of Kericho to the north. The county has fertile highland land suitable for tea, coffee, and pyrethrum in the north and transitional land toward the Maasai Mara in the south.


The Bomet Land Registry

The Bomet Land Registry is in Bomet town. It covers all county registrations.

Bomet is not covered by Ardhisasa.


Tea Production Zone

The northern parts of Bomet (Chepalungu, Konoin, and Sotik) are active tea producing areas with KTDA factories. As in Kericho and other tea counties:

Confirm KTDA factory membership and any outstanding factory advances. Confirm factory membership transfer terms. Value the mature tea plantations appropriately.


Agricultural Land and LCB

All rural Bomet land is agricultural. LCB consent is mandatory.


Maasai Mara Interface

Southern Bomet borders the Maasai Mara National Reserve. Land in this zone has specific considerations:

KWS buffer zone restrictions. Wildlife corridor obligations. Some parcels may have conservation agreements.

For land near the Maasai Mara boundary: confirm the parcel's distance from the reserve and any KWS or NEMA designations.


Kipsigis Community Land

Bomet is predominantly Kipsigis community territory. As in other Central/Rift Valley counties, some land may have been registered through adjudication programmes with the Kipsigis community as the original allottees.

The adjudication records are the root-of-title documentation. The physical registry file at Bomet should contain these records.


Practical Due Diligence

Agricultural land use and any tea production. Factory or cooperative connections. Distance from Maasai Mara boundary if relevant. Boundary beacons in highland terrain.
