How to Check Kenya Land Registry Records Online: The Complete Guide
For counties covered by Ardhisasa, a significant amount of Kenya land registry information is now accessible online. Here is exactly how to use the digital tools effectively, what information they provide, and where physical registry attendance remains necessary.
The Primary Digital Tool: Ardhisasa
Ardhisasa (ardhisasa.go.ke) is Kenya's official land information portal. It is the primary digital tool for land searches.
Current coverage (as of mid-2026):
Nairobi County: operational. Kiambu County: operational. Kajiado County: operational. Murang'a County: partially operational. Other counties: expansion ongoing, most not yet fully operational.
How to Register on Ardhisasa
- Visit ardhisasa.go.ke.
- Click "Create Account."
- Enter your Kenya national ID number, phone number, and email.
- Verify via OTP sent to your phone.
- Your account is now active.
Diaspora note: A Kenya national ID is required. If you do not have one (or have a foreign passport as your primary ID), you cannot register directly.
How to Run a Land Search on Ardhisasa
- Log into your Ardhisasa account.
- Navigate to "Land Search" or "Official Search."
- Select the county.
- Enter the LR number or parcel number.
- For some search types: the registered owner may need to authorise the search via OTP.
- View and download the search result.
What the search shows:
Current registered owner's name and ID number. Encumbrances: charges, cautions, caveats. Lease details for leaseholds. Parcel area and description.
Cost: Approximately KSh 200-500 per search.

KRA iTax (itax.kra.go.ke):
Land rent account balance check. Stamp duty self-assessment. Land rent clearance certificate application.
Kenya Law (kenyalaw.org):

BRS (bizsearch.co.ke):

When You Still Need Physical Registry Attendance
For counties not on Ardhisasa: Any county outside the current Ardhisasa coverage requires a physical registry visit.
For root-of-title verification: Even for covered counties, the physical file review (required post-Sehmi) cannot be done digitally. A verifier must physically attend the registry and review the paper file.
For court process searches: Not available digitally on Ardhisasa. Physical attendance at the court registry is required.
For gazette searches before a certain date: Ardhisasa does not provide gazette integration. Use Kenya Law for gazette searches.
For Section 106B-certified evidence: A digital search result from Ardhisasa is an electronic record. To be court-admissible, it needs a Section 106B certificate.
