Buying Land in Tharaka Nithi: The Mt Kenya Eastern Foothills Guide
Tharaka Nithi County was created in 2013 from parts of the former Meru and Embu districts. The county spans a dramatic ecological gradient from the Mt Kenya forest reserve in the west to the dry Tharaka lowlands in the east.
The Chuka/Igamba Ng'ombe highlands are the most agriculturally productive area. The lower Tharaka plains are semi-arid.

The Tharaka Nithi Land Registry is in Chuka town. It covers all county registrations.
Tharaka Nithi is not covered by Ardhisasa.
Two Distinct Land Markets
Highland Chuka and Igamba Ng'ombe:
Productive agricultural land with coffee, tea, miraa (khat), and horticulture. Formal individual registered titles from the adjudication era. LCB consent required for all transactions. Higher land values.
Lower Tharaka Plains:

Mt Kenya Buffer Zone
The western parts of Tharaka Nithi border the Mt Kenya National Park. As with other Mt Kenya-adjacent counties (Kirinyaga, Embu, Meru), parcels near the park boundary may have:
KWS buffer zone designations. Forest reserve boundary proximity issues. NEMA environmental designations.
Confirm the parcel's distance from the Mt Kenya National Park boundary before purchase.
Miraa and Coffee Connections
Tharaka Nithi is a significant miraa (khat) producing area. Some farms have miraa tree plantations with specific commercial arrangements. Check for any miraa buying contracts or cooperative associations linked to the land.
Coffee farms may have KTDA factory connections. Confirm factory membership and any outstanding charges.
Adjudication Records
Rural Tharaka Nithi land was registered through adjudication programmes. The physical file at the Chuka registry should contain the adjudication section records for root-of-title verification.
