Buying Land in Kilifi County: The North Coast and Malindi Guide
Kilifi County covers a long stretch of Kenya's north coast, from the northern boundary with Mombasa County up to the Tana River County border. Key population centres include Kilifi town, Malindi, and the tourism hub of Watamu.
The county has several distinct property submarkets, each with different characteristics.
The Kilifi Land Registry
Most Kilifi County registrations are at the Kilifi Land Registry in Kilifi town. Some Malindi-area registrations may have historical sub-registry records.
Kilifi is not covered by Ardhisasa. Physical searches require attendance at the Kilifi registry.
Kilifi Town and Creek
Kilifi town sits on the Kilifi Creek — one of Kenya's most beautiful natural harbours. The town has seen significant growth with improved road connections to Mombasa.
Title characteristics: Mix of old Government Lands Act leasehold titles and newer registrations. Lease term check: Critical — many older Kilifi titles have fewer than 50 years remaining. Tourism and residential: Active market for both.
Malindi: Heritage and Tourism
Malindi is one of Kenya's oldest trading ports (Vasco da Gama visited in 1498) and is home to Kenya's oldest church and extensive archaeological history. The town has a significant Italian community and international tourism sector.
Heritage title complexity: Some Malindi properties have complex historical ownership through Swahili merchant families, Arab traders, and colonial-era allocations. International buyer market: Italian and European buyers are active, making the non-citizen ownership restriction (leasehold only) relevant. Heritage zone restrictions: The Malindi/Gede heritage area has UNESCO-related development restrictions.
Watamu: Beach Tourism Premium
Watamu is a smaller, quieter beach village with a marine national park (Watamu Marine National Reserve). It attracts high-end eco-tourism.
NEMA restrictions: Watamu Marine National Reserve creates specific restrictions on coastal development. Beach setback rules are enforced. Community land: Some Watamu-adjacent land has Giriama community land elements. Premium pricing: Limited beach-adjacent supply commands significant premiums.
Coastal Strip and Heritage Title Issues
As with all of coastal Kenya, some Kilifi County titles have heritage title histories — Land Titles Act registrations, old coastal strip arrangements, and pre-independence grants. Root-of-title verification for older parcels is important.
Agricultural Inland Areas
Kilifi County extends inland with cashew nut farming and some subsistence agriculture. Inland rural land is agricultural, requiring LCB consent.
